- 水电费;
- 管理费及维修基金;
- Cukai Harta(门牌税);
- Cukai Tanah(地税);
- Indah Water账单;
- 房屋贷款及保险;
- 出租、维修和租户管理;
- 每年有哪些费用需要缴付;
- 收到政府部门或银行的信件时应当怎样处理;
- 房子出租后如何管理租金和维修;
- 家人对遗产分配有不同意见时应该怎么办;
- 让他们认识家里的主要资产和相关责任;
- 教他们查看并按时处理产业账单;
- 说明地税、门牌税、管理费和保险的用途;
- 整理地契、买卖合约、贷款文件及遗嘱等重要资料;
- 让他们参与部分资产管理和家庭讨论;
- 妥善保管;
- 正确运用;
- 避免不必要的纠纷;
- 承担持续产生的费用;

Before Leaving Assets Behind, Have You Taught Your Beneficiaries How to Manage Them?
When planning a Will and estate, many people are primarily concerned about:
“Who will inherit my property?”
“How much will my children receive?”
“What is the fairest way to distribute my assets?”
These questions are undoubtedly important. However, while we focus on how to leave assets behind, we often overlook a more practical question:
When the beneficiaries eventually inherit the estate, are they prepared to assume the responsibilities that come with it?
An Asset Is Not Merely Wealth—It Is Also a Long-Term Responsibility
Consider a house, for example.
Inheriting a property involves more than receiving the title or keys. After taking over the property, the beneficiary may need to manage:
- Water and electricity bills;
- Maintenance charges and sinking-fund contributions;
- Assessment (Cukai Harta);
- Quit rent (Cukai Tanah);
- Indah Water bills;
- Housing loans and insurance;
- Tenancies, repairs and tenant management; and
- Transfer of ownership and other administrative procedures.
If the beneficiary has never dealt with these matters, suddenly having to manage everything alone may turn what was intended as a blessing into a source of pressure.
This does not mean that the beneficiary is incapable. They may simply never have been given the opportunity to learn.
We Teach Our Children to Earn Money, but Not Necessarily to Manage Assets
Many parents work hard throughout their lives in the hope of leaving property, savings or a business to the next generation.
That intention deserves respect.
However, an asset is not something that requires no further attention once it has been handed over. It requires continuing management, time, discipline and sound judgment.
A person may be legally entitled to inherit a property but may not know:
- What annual expenses must be paid;
- How to respond to letters from government departments or banks;
- How to manage rent and repairs when the property is rented out;
- What to do when family members disagree over the estate distribution; or
- When to seek assistance from a lawyer, licensed tax agent or other professional.
Comprehensive estate planning should therefore address not only “Who will receive what?” but also “Will the person receiving it know how to preserve it?”
Estate Planning Should Include Preparing the Beneficiaries
If you are preparing a Will or arranging your family assets, consider asking yourself:
- Do the beneficiaries know what assets the family owns?
- Do they know where the important documents are kept?
- Do they understand the annual expenses relating to the property?
- Do they possess basic financial-management skills?
- Do they know whom to contact if an unexpected problem arises?
- If the beneficiaries are still young, is a more suitable management arrangement required?
Estate planning involves more than distributing assets. It also involves preparing the next generation to take over those assets responsibly.
Begin with Simple Steps
Preparing beneficiaries does not mean immediately disclosing every financial detail to them. You can begin with basic matters:
- Introduce them to the family’s principal assets and related responsibilities;
- Teach them to review and pay property bills on time;
- Explain the purpose of quit rent, assessment, maintenance charges and insurance;
- Organise important documents such as titles, Sale and Purchase Agreements, loan documents and Wills;
- Allow them to participate in certain asset-management matters and family discussions; and
- Tell them which professionals they may approach when assistance is required.
These arrangements may appear simple, but over time they can determine whether an inheritance will be properly preserved.
Leave Behind the Ability to Manage the Assets, Not Merely the Assets
The true value of an inheritance is not limited to how much a beneficiary receives on a particular day.
What matters is whether the beneficiary can subsequently:
- Preserve the assets properly;
- Use them responsibly;
- Avoid unnecessary disputes;
- Meet the continuing expenses; and
- Maintain or increase their value.
If a person expects only to receive an asset but is unprepared to assume its responsibilities, the inheritance may be quickly depleted or become the beginning of a family dispute.
Conversely, when beneficiaries understand their responsibilities and acquire basic management skills in advance, the inheritance has a better chance of becoming a source of long-term security for the family.
Estate Planning Is More Than an End Result
An estate is not merely a “final distribution” after the previous generation has passed away.
It is also a form of continuity.
A properly considered arrangement should determine not only what will be left behind but also how the next generation can receive and manage it responsibly.
Before asking, “What can we leave to our children?” perhaps we should first ask:
Have we taught them how to preserve everything we have worked so hard to accumulate?
If you intend to prepare or review a Will, or wish to understand the estate and property arrangements available in Johor Bahru and Johor, consider consulting a lawyer before making your decision.

Frequently Asked Questions
1. Does preparing a Will mean that my estate planning is complete?
Not necessarily. A Will principally records your intentions regarding the distribution of your assets.
More comprehensive planning may also involve organising information about the assets, selecting an appropriate executor, considering the beneficiaries’ circumstances, addressing property-related responsibilities and resolving other practical matters.
2. Should I tell my children everything contained in my Will?
This depends on the family relationship, the beneficiaries’ ages and the circumstances.
Even if you do not disclose the complete distribution arrangement, you may gradually teach them the basic responsibilities involved in managing the assets.
3. Must a beneficiary continue paying property-related expenses after inheriting a property?
Generally, a property will continue to incur assessment, quit rent, maintenance charges, utility bills, insurance, repair costs and other expenses.
If the property remains subject to financing, the beneficiary will also need to understand the relevant loan and security arrangements.
4. What arrangements should be made if a beneficiary is still a minor?
A minor will generally be unable to manage an inherited asset in the same manner as an adult.
Estate planning should therefore consider an appropriate executor, trustee or other management arrangement. Professional legal advice should be obtained based on the family’s circumstances.
5. Why should estate planning begin early?
Early planning gives you time to organise documents, consider the beneficiaries’ needs, select a suitable executor and gradually teach the next generation how to manage the assets.
It also reduces the risk of having to make important decisions hastily after a change in health or family circumstances.
