Many apartment owners assume:
“I have fully settled my housing loan, so the property should no longer be subject to any bank charge.”
However, for an apartment or strata property that is still held under a Master Title, the full settlement of the owner’s individual housing loan does not necessarily mean that all title and charge-related matters have been completed.
What Is the Difference Between an Individual Housing Loan and a Master Title Charge?
During the early stages of a development, the developer may obtain financing from a bank by charging the Master Title for the entire development land. This is commonly known as a:
Master Charge
The purchaser’s own housing loan is a separate financing arrangement.
Therefore, even if the owner has fully paid the purchase price or settled the individual housing loan, the property documents should still be checked to confirm whether:
- The Strata Title has been issued;
- The relevant parcel has been released from the Master Charge;
- The Strata Title has been formally transferred to the owner’s name;
- The Perfection of Transfer and any related bank documentation have been completed.
Why Is This Important?
If there are problems involving the developer’s financing secured against the Master Title, the application for Strata Titles or the release of the relevant parcel from the Master Charge, an individual owner may need to rely on the original documents to prove the payments made and the owner’s interest in the property.
This does not mean that every apartment owner will face such problems.
However, settling the housing loan and completing all title-related procedures are two different matters.
What Should Apartment Owners Check?
If you purchased your apartment many years ago but remain uncertain about its title status, you should check whether:
- The Strata Title has been issued;
- The property is still held under the Master Title;

- Your parcel has been released from the Master Charge;
